The jobs we attend here cover a wide range. A lot of calls in the BS postcodes come after the water authority has flagged a loss on the supply pipe – a customer in Portishead called us after a new external meter was installed and immediately showed a problem. There were no wet floors, no damp walls, nothing visible. Using tracer gas at the external stop tap and a borescope camera through the kitchen ducting, we located the leak on a half-inch alkathene pipe roughly two metres inside the property. We also get called to internal investigations – unexplained dampness appearing on a ceiling below a bathroom, moisture in a wall that nobody can explain, or a neighbour in a converted flat reporting water ingress from above. In a Victorian conversion in Cotham BS6, we carried out a full internal investigation using borescope, acoustic testing and infrared imaging with a one-hour pressure test on both systems. Getting a clear answer either way matters in those jobs – it determines who is responsible and what happens next.

The property mix across Bristol ranges from Georgian townhouses in Clifton with pipework that has been modified repeatedly over the years, to mid-century estates in Portishead and newer builds out towards Emersons Green. Older properties often have supply pipes running under concrete or through wall cavities with no inspection access; newer ones tend to have MDPE supply pipes with compression fittings that can fail at joints after years of ground movement. We use whichever combination of tracer gas, acoustic equipment, borescope and thermal imaging gives the clearest result for the job.

Why can water leaks be so hard to find in Bristol properties?

Bristol has an unusually wide mix of property ages and construction types, and that affects how investigations work. In older properties across areas like Clifton, Cotham and Redland, supply pipes often run under concrete floors or through wall voids with no drawings showing where they go. In converted Victorian houses split into flats, which are common across a large part of the city,  a leak in one flat can cause damage two floors below before anyone works out where it is coming from. In newer properties, the pipe is often buried in ducting beneath kitchen units or running under block-paved driveways, which means there is no shortcut. Tracer gas is the primary method we use in these situations – it lets us locate the source without opening up large areas of floor or wall unnecessarily.
